How Do I Get Planning Permission?
Unless you have Permitted Development Rights, to be able to build a conservatory, orangery or porch at your home you may need to obtain planning permission first.
Planning laws exist to ensure that developments are sufficiently designed and will in no way hinder citizens and the environment.
Each local authority in Somerset, and throughout the UK, has a planning department and they are responsible for adjudicating whether construction of these types of development can proceed. You therefore need to get in touch with them to get their approval of a project and you do so by making a planning application.
The easiest method of applying for planning permission when you’re doing it yourself is via the Planning Portal website as you can sort it all out online, including uploading any supporting documentation and paying the necessary fee for the privilege (the average cost in the UK is £206). If you prefer to apply in writing you just need to ask your planning department for a planning application form on which you can outline everything relating to the proposed structure. However you apply, be as detailed as you can be so they know exactly what your intentions are.
Once in receipt of a planning application, they will assess the plans and publicise them to give people living close by the opportunity to raise any objections should they feel it necessary. A decision either way will usually be reached within eight weeks, though it could take up to 13 weeks if the plans are particularly complex.
It’s a “yes”
When planning permission is granted it applies for a period of around three years, meaning that you have three years to get the building constructed. Once those three years elapse, you may have to reapply for planning permission if the development hasn’t been built by then.
It’s a “no”
When planning permission is rejected you have the right to appeal the decision should you feel it to be unjustified (this appeal needs to be made within six months of the application being submitted). You can do this via the Secretary of State, but speak to the planning department first to find out exactly why they have turned you down as implementation of any changes they suggest could result in a further application being accepted.
