How To Get Prepared For A House Sale
Our fragile economy has significantly impacted the housing market, with the number of houses sold in September decreasing by close to 40%. This has led to Nationwide forecasting that house prices could drop by 8-10% in 2023.
It’s not really what you want to hear if you are either looking to or trying to sell your house, but it shouldn’t cause you to cancel these plans. No, buyers are still out there and it’s all about ensuring your house has the necessary appeal.
This is how to improve your chances of earning a swift and profitable sale:
Get paperwork on standby
It would be gut-wrenching if an interested buyer pulled out of a sale because you weren’t able to provide their solicitor with some important documentation relating to the house.
Dig out all the paperwork that you’ve likely to need before you have that ‘For Sale’ sign put up in your front garden.
This will definitely include land registry documents and the Energy Performance Certificate (EPC) for the house. If you’ve either had new windows or a living installed, you should also have a FENSA or CERTASS certificate and planning permission and building regulations certificates.
Draw more light inside
Space is the most treasured asset for some buyers and the lighter your interior, the more spacious it will feel.
Keep your windows nice and clean so that the sun can travel through the full expanse of glass, and install mirrors near to them so that they reflect the light.
We’d also suggest adopting a lighter colour palette in your rooms, sorting out any broken lights, removing anything that’s obstructing light, trying out a new furniture arrangement and having a skylight or some type of large sliding door fitted.
Have windows that wow people
‘Kerb appeal’ means different things to different people. A survey carried out by the HomeOwners Alliance found that 71% of people rated “Windows in good condition (no signs of rot or flaking paint)” as what they believe to be the most important kerb appeal feature.
What sort of condition are your windows in? Anything other than perfect should be your incentive to invest in a window replacement.
You won’t experience any rotting or flaking with our UPVC and aluminium windows and that’s without their coloured finishes needing to be repainted. They can be kept stylish with the odd quick clean, using a soft cloth and soapy water.
With the help of Permaframe, you can create a home that oozes buyer appeal and is one of the most sellable around. Quotes for all products in our range can be requested here.
